- By the Town Development Department of Bhavnagar Municipal Corporation for all areas other than Town Planning Schemes of Bhavnagar city limits and new areas included in the Municipal Corporation limits, The works of department are granting development permission for new construction, additional alteration construction, lay-out plans, subdivison-plans, Amalgamation plans subject to the provisions of the Development plan-2031 and General Development Control Regulations-2017 through offline and online (E-Nagar) system. Applications for obtaining Building use certificate for the constructions completed under these development permits are submitted, the department scrutinizes them and issues the Building use certificate. The unit-wise property tax assessment of the new constructions made after the issuance of these Building use certificate is also done from department and being sent to the house tax department for further necessary action. Under the circular of Urban Development and Urban Housing Department of the Government of Gujarat, Acceptance of constructions up to the built-up area 125 sq.m. is given from the department after taking necessary affidavit from the engineer and the owner. It should be further stated that, the work of department are giving developers registration, zoning certificates to applicants and issues licenses to engineers, architects and structural engineers. Approval for the installation of mobile towers within the working area of Town Development Department in the city, in addition to issue notices and injunctions under Sections 260 (1) and 267 of the GPMC ACT to prevent unauthorized constructions in the city, Demolation of unauthorized constructions are done under Section 260 (2) of the GPMC ACT. Demarcation of DP road is done as per requirement. Also, currently the Government has issued Ordinance No. 3 dt. 17/10/2022 and Gujarat Govt. Notification dated 03/01/2023 to regularize unauthorized development has came into force, which is also being implemented.
